<p>As of today, there are 22 active listings in the MLS that are listed at $250,000 or less.  There is a mix of condos and single family homes.  The boundaries I have included for Desert Ridge are 56th street to the East, Pinnacle Peak Rd to the North, Black Mountain Pkwy to the West and the 101 to the South.  I included La Verne Condos in the search as many consider it Desert Ridge &#8211; it is located off of 40th Street, just South of Fireside at Desert Ridge.</p>
<p>The least expensive home you can buy right now is $160,000.  It is a Trend Home in Fiesta at Desert Ridge.  Trend built these homes in 1998-1999 and they are single family homes with rather small backyards.  However, they are true single family homes with 2 car garages and this home is 1,269 square feet.  With an FHA loan, a person can put 3.5% down ($5,600) and have a payment around $842.00 (assuming average interest rate of 5.1% today and not including taxes and insurance).  This home home sold for $326,531 three years ago.  This list price is a short sale though, so the bank would still have to approve the short pay.  However, based on recent sold comps, $160,000 should get approved.</p>
<p>Don&#8217;t want to mess with a short sale? Then the least expensive home is<span id="more-349"></span> $198,900. It is a lender owned property and it has been on the market over a month so it is due for a price reduction &#8211; great property to make an offer on.  The home is 1449 square feet and not overly upgraded, but could be a great home.  With all the short sales in the area, the bank will be motivated to sell.  The home is a FNMA owned home and therefore qualifies for <a title="HomePath Mortgage Financing" href="http://www.fanniemae.com/homepath/financing/index.jhtml" target="_blank">Homepath Mortgage Financing</a> for 3% down payment.</p>
<p>Lowest price per square foot home that is active is $119.00 per square foot.  That is again a Trend Home that is 1,505 square feet listed at $180,00.  Again, this is a short sale.</p>
<p>Probably the best deal out of all of the homes is an Arrezo Model in The Villages at Aviano at $219,000.  This is a short sale, but the price is approved by the bank already.  This model is 1,388 square feet and has granite slab counters, upgraded tile, upgraded cabinetry and many other fine appointments that are found in these Toll Brother condos.  The community has gorgeous community pools, clubhouse &amp;  fitness center, tennis courts and many walking and bike paths.  Toll Brothers is still building there and they do not have anything under $300,000 and that is with no upgrades.</p>
<p>In total, of the 22 listings, 5 listings are actual sellers &#8211; not bank owned or a short sale.  10 properties are short sales and the remaining 7 are lender owned.</p>

<p>Within the last 30 days Toll Brothers has started construction again on another building in The Villages at Aviano.  The Villages at Aviano are luxury condos in the heart of Desert Ridge.</p>
<p>These luxury condos have their own private pool and BBQ area, but also get to take advantage of all the amenities of Aviano at Desert Ridge, including the large clubhouse with fitness center, meeting rooms and gathering areas.  There are also numerous parks, walking paths, tennis courts, basketball courts and a huge family pool, lap pool &amp; jacuzzi.</p>
<p>Toll brothers had halted contruction on new buildings for a while in an attempt to sell their existing inventory. While they did not sell all of it, they made the decision to move forward with construction.  Currently they have 6 of the 14 units sold in the new building.  The units are currently at frame stage.</p>
<p>Tremendous deals can be found<span id="more-323"></span> in the resale market and the inventory homes that Toll Brothers still has.  Today, there are 19 active listings ranging from $230,000 &#8211; $525,000.  There are a handful of bank owned and short sale properties for sale as well &#8211; presenting a tremendous opportunity to grab one of these condos below market.</p>
<p>As a market specialist for Villages at Aviano I can tell you that it takes some market knowledge to properly sell these units.  When scouring through the active listings today I found numerous errors in the data.  Tax record square footage rarely matches the actual marketed square footage by the builder.  Most listing agents don&#8217;t put the model in the listing which makes it difficult to compare sales &#8211; you have to know the building layouts.  There are 9 floorplans total, so it takes some time to learn them all.</p>
<p>I have to admit I am biased about the Villages at Aviano.  I personally live here and love it.  The &#8220;lock and go&#8221; units fit my lifestyle.  With all the amenties at my fingertips, I feel like I live in a resort every day.</p>

<p>In the midst of bank bailouts, a real estate down turn and a fledgling economy, it is tough to get buyers to sign on the dotted line.  When people ask me if I think we have reached &#8220;bottom&#8221; I always respond by saying that it depends on several factors.  If they want to know if we have hit bottom as far as real estate prices, I also say that some homes are priced at what I would consider a bottom.  How do I know that?  They are evidenced by mulitple offers after 1-3 days on market.  Usually these are bank owned properties and obviously are in varying condition. These are usually under $150k.</p>
<p>In a an are like Desert Ridge, it can be tough to determine.  The home prices are higher, especially in Aviano where they can exceed 1.5 million.  There is still a lot of inventory relative to monthly closings.   Today there are 52 active listings in Aviano.  Something will have to give to move that many properties considering only 2 properties closed in September.   Prices have already experienced a major price correction in Aviano, so we are close.  That being said, is it imperative to buy at the absolute bottom?<span id="more-111"></span></p>
<p>What is most important?  Buying a distressed property may elicit the best price, but may need work.  Without having a strong understanding what repairs and/or upgrades are going to cost, a good deal may not be that good of deal when it is all said and done.  When I show or preview properties I always pay close attention to what the previous owner has already done.  Is the landscaping complete? Are there window coverings?  What kind of upgrades were done?  Are there necessary repairs?  Is it a premium lot?</p>
<p>Each month I will recap the monthly Desert Ridge &amp; Cave Creek statistics, but beyond that I want to really breakdown the stats.  I want to highlight what I consider to be the best deals and why.  I want to help sellers be ahead of the curve so we can list home prices appropriate and sell them quickly.  I want to help educate buyers on what is a good deal for THEM!  By the way, with interest rates as good as they are now, a buyer doesn&#8217;t have to worry about hitting the absolute bottom.  If they are going to live in the home for more than 5 years, the rate intself will be as important as the sales price.  If you wait to see if prices are going to drop a lot more and rates go up, you will wind up paying more for the home.</p>
<p>In addition to the market analysis I will highlight homes that are offering creative financing.  For many this will be the definition of a good deal.  Stay tuned!  I will be providing you with NEWS YOU CAN USE!</p>
