What Kind Of A Home Will $250,000 Buy In Desert Ridge?

I thought it would be fun to start a new series of posts about what kind of home you could by in Desert Ridge for a certain price range. This post is to show what you could buy in Desert Ridge for $250,000 and under.
As of today, there are 22 active listings in the MLS that are listed at $250,000 or less. There is a mix of condos and single family homes. The boundaries I have included for Desert Ridge are 56th street to the East, Pinnacle Peak Rd to the North, Black Mountain Pkwy to the West and the 101 to the South. I included La Verne Condos in the search as many consider it Desert Ridge – it is located off of 40th Street, just South of Fireside at Desert Ridge.
The least expensive home you can buy right now is $160,000. It is a Trend Home in Fiesta at Desert Ridge. Trend built these homes in 1998-1999 and they are single family homes with rather small backyards. However, they are true single family homes with 2 car garages and this home is 1,269 square feet. With an FHA loan, a person can put 3.5% down ($5,600) and have a payment around $842.00 (assuming average interest rate of 5.1% today and not including taxes and insurance). This home home sold for $326,531 three years ago. This list price is a short sale though, so the bank would still have to approve the short pay. However, based on recent sold comps, $160,000 should get approved.

Luxury Condos in Desert Ridge
Within the last 30 days Toll Brothers has started construction again on another building in The Villages at Aviano. The Villages at Aviano are luxury condos in the heart of Desert Ridge.
These luxury condos have their own private pool and BBQ area, but also get to take advantage of all the amenities of Aviano at Desert Ridge, including the large clubhouse with fitness center, meeting rooms and gathering areas. There are also numerous parks, walking paths, tennis courts, basketball courts and a huge family pool, lap pool & jacuzzi.
Toll brothers had halted contruction on new buildings for a while in an attempt to sell their existing inventory. While they did not sell all of it, they made the decision to move forward with construction. Currently they have 6 of the 14 units sold in the new building. The units are currently at frame stage.

What Defines a Good Deal in the Desert Ridge Real Estate Market?

While reviewing the sales statistics for September and current inventory for Desert Ridge I got to thinking about what constitutes a “good deal” in this market? What will it take for a buyer to feel like they “bought right” while making a purchase in 2008.
In the midst of bank bailouts, a real estate down turn and a fledgling economy, it is tough to get buyers to sign on the dotted line. When people ask me if I think we have reached “bottom” I always respond by saying that it depends on several factors. If they want to know if we have hit bottom as far as real estate prices, I also say that some homes are priced at what I would consider a bottom. How do I know that? They are evidenced by mulitple offers after 1-3 days on market. Usually these are bank owned properties and obviously are in varying condition. These are usually under $150k.
In a an are like Desert Ridge, it can be tough to determine. The home prices are higher, especially in Aviano where they can exceed 1.5 million. There is still a lot of inventory relative to monthly closings. Today there are 52 active listings in Aviano. Something will have to give to move that many properties considering only 2 properties closed in September. Prices have already experienced a major price correction in Aviano, so we are close.
