Toscana at Desert Ridge is Appealing to Canadian Buyer

Toscana at Desert RidgeI ran across a recent article in the Edmonton Journal highlighting the appeal that Toscana at Desert Ridge has to Canadians for second homes.  One main reason for that is the developer of Toscana at Desert Ridge, the Statesman Group of Cos, is a Calgary based builder/developer.  It is important to many Canadian buyers to have the strength of a Canadian developer behind a project they invest in.

The other attraction is that Toscana offers a true maintenance free resort lifestyle.  There is a door-to-door conceirge service so a second home owner does not have to think of anything from they time they arrive at their 2nd home.  With pools, courtyards, fitness centers and the terrific Phoenix climate, it is a like living in a resort.

Toscana is across the street from City North as well, offering fine dining and shopping within walking distance.  Of course some of the finest golf courses around are within 5 minutes as well.

Desert Ridge – Official Christmas Tree Lighting and First Snowfall

I cannot believe I am actually writing about a Christmas tree lighting and snowfall, BUT it is getting close to that time of year.  This year Desert Ridge Marketplace and Radio Disney is putting on nightly snow shows.  The holiday festivities begin on November 22 from 5pm – 8pm at the Desert Ridge Marketplace “Dsitrict”.  Nightly snow falls will be every evening after that through December 24, 2010.

Phoenix Short Sales: A Common Myth About Banks and Short Sales

I’ve heard the following myth from a lot of people. Here’s what they tell me.

“The banks can’t afford to approve loan modifications because they don’t want to take the losses on their books that fast. Also, their investors may not approve the short sale, because they can’t afford to write off too much loss at once.

And the circle goes around and around”, they say. This common myth isn’t true. Here is why.

The odds are that your loan is not owned by your lender. For example, 80% of all Bank of America’s loans are not owned by them. The biggest holders are the Government Sponsored Enterprises, also called GSEs. The GSEs are Fannie Mae, Freddie Mac, and Ginnie Mae.

These entities are accustomed to losses. In fact, they have loan loss reserves on the books. The other entity that is accustomed to losses is FHA and VA. Between 65-70% of all US mortgages are owned or insure by the GSEs or FHA & VA.

Even small local banks don’t own a large percentage of the loans they hold on the books. For example, another agent I know lives in a small town of 60,000 people. There is a bank that dominates the lending market in the area.

You would think this small bank was lending their own money. Not so. The majority of their loans are sold off within 12-18 months after they are written.

Here is the real reason that loan modifications and short sale are so tough. Remember, loan modifications and short sales will usually net the owner of the loan more money than a foreclosure.

The people who process the loan modifications and short sales won’t lose any money if the home is foreclosed. Here is a classic example of this. An agent is negotiating an FHA short sale with Bank of America.

The short sale negotiator told him it would take her 2-3 weeks to review the offer and then submit it to FHA for final approval. How long was it going to take FHA to review the submitted file and respond?

She told the agent that that FHA had a 72 hour turnaround from when she submits the file to her. It’s pathetic. In this example, BOA isn’t losing the money, FHA is losing it instead. Yes, the system isn’t working, but no one in Washington or at the big banks really seems to care.

Phoenix AZ – If you are facing foreclosure, then I’m sure you’ve heard of a Deed In Lieu of foreclosure. Some people say it is a great way to avoid foreclosure. Actually, all it does is accelerate the foreclosure process.

Here are the most common myths about a Deed In Lieu.

Common Myth #1: If I do a Deed In Lieu in Phoenix, then I will not owe the lender any more money. A Deed In Lieu is similar to a No Contest Plea. The judge stops analyzing the foreclosure case and simply schedules the foreclosure auction.

Unless otherwise stipulated, the lender still has all the deficiency and future collection rights. They may come after you for the loss.

Common Myth #2. A Deed In Lieu is better for my credit than a foreclosure. I’ve heard many people say, “A Deed In Lieu is better for your credit because you avoid foreclosure.” It’s kind of sad to hear them say it. After you sign all the Deed In Lieu paperwork, then your house will still be sold at a foreclosure auction. Any person can actually bid on the house at the auction.

Common Myth #3: A Deed In Lieu Is easy. This is absolutely not true. The process required a lot of follow up with the lender. Most lenders require you submit all your financial information. 4th of July Fireworks Display at Aviano!

Happy Memorial DayHappy 4th of July!  This is always one of my favorite holidays as I love my country and I love to be reminded throughout the day of what a great country I live in. 

The signing of the Declaration of Independence on this day declared our independence from the Kingdom of Great Britain.  It marked the beginning of the United States as we know it.

John Adams, one of the the signers on the Declaration of Independence and our 2nd president, wrote this to his wife Abigail on July 3rd, 1776.

The second day of July, 1776, will be the most memorable epoch in the history of America. I am apt to believe that it will be celebrated by succeeding generations as the great anniversary festival. It ought to be commemorated as the day of deliverance, by solemn acts of devotion to God Almighty. It ought to be solemnized with pomp and parade, with shows, games, sports, guns, bells, bonfires, and illuminations, from one end of this continent to the other, from this time forward forever more.

John Adams was off by two days as we celebrate Independence Day on July 4th, but he was not wrong about the celebration.

Today I hope you celebrate with your friends and family and be reminded of what or country and its freedoms means to you. 

If you live in Aviano there are festivities beginnings at 6pm in the Aviano Park.  There will be free snow cones, groovy glow necklaces and lots of great music.  Bring your blankets and picnic baskets and enjoy the fun.  Fireworks will begin at 9pm.  I saw this fireworks last year and I have to say I was totally totally entertained and shocked how good the display was. 

While this is a wonderful holiday it is also a very deadly holiday with many traveling on this weekend.  Please be safe and do not drink and drive. 

God bless our troops who fight every day for our freedom.  The sacrifices they and their families make are impossible to measure.  Thank you!

Villages at Aviano – New Amica Listing!

You may have frequently heard the phrase in real estate “seller’s loss is buyer’s gain” but a new listing in The Villages at Aviano at Desert Ridge  is really deserving of that phrase.

Seller’s built their dream home at The Villages at Aviano and only moved in 3 short months ago and now a job is forcing them to move.  This condo is upgraded to the hilt – EVERYTHING is upgraded!  You truly could not rebuild this with the builder. 

This condo is the very popular Toll Brothers model, the Amica.  The Amica is a ground level and the only condo in The Villages that is all on one level.  This makes this floorplan extremely popular for those who want to avoid stairs.

For those of you who are familiar with The Villages, you know that these condos are already very upgraded as offered by the builder.  The standards are above the norm, but these sellers put in over $100k in upgrades on top of an already beautiful condo. Master Bathroom

GreatroomSadly, I cannot recoup the money this seller spent on upgrades, but I can pass on a great deal to someone else.  This unit was being sold at $299,000 base price and builder just reduce the next phase to $270,000 base price.  So, with all the upgrades – at the new base price – this would cost $370,000 to be built.  I am offering this at $309,000!!! We must remain competitive with the other units being offered now and so that is why I reiterate, “seller’s loss is buyer’s gain!”
