Well, I can honestly say that we have now officially BLOWN THE COMPETITION out of the water with the most recent price reduction. Can you say $425,000 for a brand new luxury condo in the heart of Cave Creek, Arizona??? It is actually hard to even type as I never dreamed we would be able to offer these at this price!
However, our lender wants the project to move forward and getting these last two spec homes sold is a big step towards being able to have Phase II ready for next Winter!
In the last 3 weeks the real estate market has definitely experienced some momentum. Historically second quarter has always had the greatest activity in the Phoenix market, but I believe the lower interest rates and tax incentives for buyers has definitely pushed some buyers towards feeling like the time is now. Homes are even more affordable than prior to pre-boom pricing and it won’t stay there long.
With our recent price reduction there are only about 7 homes today on the market in the area that are greater than 2,000 square feet that are priced less than Sonoran Villas. They are all more than 10 years old and vary in condition. As far as new construction, nobody can touch Sonoran Villas. The next thing even close is Rancho Verde at $595,000.

These homes are not bank owned or short sales and somebody will have the opportunity to get a nice home at a good price. On top of that, they will not have the hassle of dealing with a bank or waiting for a short sale approval. I have two prime pieces of land in Fountain Hills, Arizona that are truly a great opportunities. Not only is the land priced well due to market conditions, but the owners are offering terms on it that make it an extraordinary deal.

100% financing is alive and well! It does have some limitations, but I have 3 listings that qualify for 100% financing. The folks at Sun State Homes Loans are doing a good job of helping buyers secure these loans that require no down payment. A full explanation of the program can be found here, Affordable100.com.
If you have heard that 100% financing does not exist anymore, that is the case is many instances. As with any other program this program has criteria that must be met. These loans are for designated areas that are more rural; places like Buckeye, Maricopa, Casa Grande, Coolidge and Queen Creek. As the borrower, you must have a 580 score or greater. All the criteria is listed on the website.

Well, as it would go in this real estate market, I had this property sold and at the 11th hour the buyer backed out. Not really sure why but I am sure the Wallstreet freefall during the week of the proposed closing didn’t hurt. So, we have this Scottsdale home reduced $50,000 to $328,500 and some lucky buyer is going to get a great deal!
This home is located at Pinnacle Peak and Miller in Los Portones. The community is gated and is mostly made up of patio homes. This property is one of the rare detached ones that were built.
