Back in December of 2011, Toll Brothers made the decision to close the sales office in Villages at Aviano for an undisclosed amount of time. Apparently they finally decided that competing with the short sale and bank owned resale properties from earlier phases was too challenging. They had been able to consistently sell the new models for more than the resale, but it took heavy incentives and certainly not the volume they had hoped for I am sure. I will be curious when they decide they can open up again and finish the remaining buildings.
With all the new home inventory gone, there is only resale inventory remaining and even that is scarce now. Currently there are only 4 units active in Villages at Aviano. They all happen to be traditional sales as well – no short sales or bank owned listings.
The best value appears to be a Cereto model which is 1,535 sf with 3 bedrooms and 2.5 baths. It was just reduced to $219,000 from $229,999. The home is being sold furnished as well, with what appears to be pretty nice contemporary furniture. This makes it a great opportunity for the buyer looking for that perfect winter getaway! Happy New Year! I wish you all a healthy, happy and successful 2011! I have a special property to start the year off right for someone who wants a turn-key property without the hassle of waiting for a short sale or the expense of needing to rehab.

Villages at Aviano – New Amica Listing!

You may have frequently heard the phrase in real estate “seller’s loss is buyer’s gain” but a new listing in The Villages at Aviano at Desert Ridge is really deserving of that phrase.
Seller’s built their dream home at The Villages at Aviano and only moved in 3 short months ago and now a job is forcing them to move. This condo is upgraded to the hilt – EVERYTHING is upgraded! You truly could not rebuild this with the builder.
This condo is the very popular Toll Brothers model, the Amica. The Amica is a ground level and the only condo in The Villages that is all on one level. This makes this floorplan extremely popular for those who want to avoid stairs.
For those of you who are familiar with The Villages, you know that these condos are already very upgraded as offered by the builder. The standards are above the norm, but these sellers put in over $100k in upgrades on top of an already beautiful condo.
