Very Low Inventory in Villages At Aviano

I just put my Amici listing under contract today. It was a traditional sale and the lowest active listing in Villages At Aviano. Now that it is pending, the lowest active listing in Villages at Aviano is a Fiore at $220,000 – traditional sale with tenant in place.
This is a great sign as we head into peak season. This development is very popular among winter visitors. Perhaps we have solidified somewhat of a “bottom” in this community. Clearly it is a huge value at these prices considering the upgrades, amenities and the fact that it is gated.
If you are a seller, this is a good time to sell – of course understanding if you bought new you paid more than today’s values. If you want to sell but feel you cannot due to the mortgage balance you have, then perhaps you would like to consider a short sale on your property. I have successfully closed 75+ short sales and with the current demand for properties, now would be a great time.
If you are a buyer, I have to advise to get off the fence if you have been there. Trying to time the very bottom is very difficult, however the combination of value and interest rates now makes for a hard argument to buy now. Prices could even go up as the winter months come and demand increases more. Toll Brothers consistently sells much higher than the resale market so their is market for higher prices.

4th of July Fireworks at Aviano at Desert Ridge

Happy 4th of July to everyone. Our freedom is something we should never take for granted and should always continue to fight for.
Thank you to all our troops fighting around the world to preserve that freedom.
If you are celebrating 4th of July in the Desert Ridge area, I have to tell you about the great fireworks display at Aviano at Desert Ridge. The fun starts at 6:30pm and goes until 9:30pm at the main park in the middle of Aviano.
I have watched these fireworks the last 2 years and have been thoroughly impressed and entertained. I know there are fireworks shows throughout the valley, but for an easy and low key event, I have to recommend this one.

Upgraded Amici In Villages At Aviano Drastically Reduced!

Happy New Year! I wish you all a healthy, happy and successful 2011! I have a special property to start the year off right for someone who wants a turn-key property without the hassle of waiting for a short sale or the expense of needing to rehab.
I just reduced this Amici floorplan to $269,000! Toll Brothers has this floorplan at $269,900 – BASE PRICE! This property has over $100,000 in upgrades – it is beautiful! You would spend $369,000 to replicate this with the builder! It is only 1 year old and was “lightly” lived in for about 5 months. Owner built dream home and then had to transfer for work. This is an unfortunate situation for seller, but a HUGE opportunity for a buyer who wants an immaculate unit.
As many of you know Villages at Aviano is a wonderful lock and leave community. It is gated, has terrific amenities and a convenient location.
